RCW 64.34 — Washington Condominium Act
Establishes the legal framework for condominium ownership in Washington State, including formation, governance, assessments, unit owner rights, and association powers. The primary law applicable to Riverview Commons.
RCW 64.90 — Washington Uniform Common Interest Ownership Act (WUCIOA)
The newer unified statute covering all common interest communities in Washington — condominiums, planned communities, and cooperatives. Supplements or replaces portions of RCW 64.34 for associations formed or opting in after January 1, 2018. Covers elections, meetings, records access, and owner rights.
RCW 64.38 — Homeowners' Associations
Defines the authority and obligations of homeowners' associations in Washington, including dues collection, lien rights, enforcement of CC&Rs, meeting notice requirements, and member voting rights. Applies to planned communities and associations not governed by the Condominium Act.
RCW 64.32 — Horizontal Property Regimes Act
The predecessor to the Washington Condominium Act. Condominiums created before July 1, 1990 may still be governed in part by this chapter. Covers the original framework for horizontal property ownership, common areas, and unit conveyance.
RCW 64.06 — Seller Disclosure Act
Requires sellers of residential property — including condominiums — to disclose material defects and conditions to buyers. Includes specific provisions for condos, such as disclosing pending special assessments, litigation, and reserve fund status. Relevant when a unit owner sells their unit.
RCW 49.60 — Law Against Discrimination (Fair Housing)
Prohibits discrimination in real estate transactions and housing based on race, color, national origin, sex, disability, familial status, religion, and other protected classes. Applies to condo associations regarding unit sales, rentals, accommodations, and rules enforcement.
